Majorlaw Solicitors offers residential conveyancing services for individuals

Residential Conveyancing

We have a dedicated and efficient conveyancing team who have been providing an outstanding service to individuals for over 25 years.

Our services include:

  • Lease Extensions
  • Buying a property
  • Selling a property
  • Transfer of equity
  • Equity Release.

Buying a house is probably the biggest financial outlay you will ever make and moving is one of life’s most stressful experiences. That’s why our approach to conveyancing is designed to take as much pressure as we can away from you and even to try to make the whole experience enjoyable!

We are a world apart from the ‘conveyancing factory’ approach which is increasingly prevalent. Many people use them once, but our clients return to us again and again to help with their moves.

We are proud to offer face to face report on title meetings for every property purchase, this means that our clients are given the opportunity to ask us any questions regarding the property they are buying before proceeding to exchange.

If you would like to understand more about our services, our fees, request a quotation or learn about how we may be able to assist you, please contact us.

In what circumstances could the costs change?

We want to ensure you only pay for the service you receive, so, as an example, a simple house sale
with one standard mortgage to redeem will cost less than a complex legal title involving more than
one lender or a management company that we need to engage with.
Some factors which could typically increase the cost of the service you require are:
• if the legal title is defective;
• if the title is unregistered;
• if there is a management company that we need to engage with to obtain a deed of covenant or
a consent to the sale;
• if we need to comply with a restriction on the title;
• if we discover that the correct consents have not been obtained for alteration works;
• if you have more than one mortgage secured against the property;
• if you are selling through an auction or have tight deadlines to meet;
• if documents or information are requested from you or any other party, which requires our
work to be duplicated
