Buying a house is probably the biggest financial outlay you will ever make and moving
is one of life’s most stressful experiences. That’s why our approach to conveyancing is
designed to take as much pressure as we can away from you and even to try to make
the moving experience enjoyable!
We are a world apart from the “conveyancing factory” approach which is increasingly
prevalent. Many people use them once but our clients return to us again and again to
help with their moves.
We think it’s because:
We endeavour to explain the process and keep clients informed
We liaise closely with estate agents to keep matters on track
We always prepare a full written report on the property clients are buying and meet
with them to discuss the contents before proceeding to exchange.
In summary, we can help you with:
Buying and selling
Transfer of Equity
Equity Release of Mortgages
We do not want to provide the cheapest conveyancing available as we do not believe
it is compatible with providing the thorough care we think appropriate to the most
important transaction most clients are likely to undertake. We aim instead to offer a
first rate personal service at a mid range price.
If you would like to understand more about our services and how we may be able to
help, please contact us either by telephone or e-mail.
I would point out that we always prepare a full written report on title for our clients. Unlike many other firms, we have a face to face meeting with our clients to run through the report, explain the whole moving process, and deal with any questions which you have about the property or about the moving process generally. We are happy to offer appointments for such meetings in an evening, to assist you.
Please contact us for an estimate based on your individual circumstances. Typically, for the purchase of a freehold property at £300,000 our fees and other charges would be:
Our conveyancing fee £950
Bank transfer fee £30
Petty Disbursements £ 25.00
Bankruptcy Search on your purchase £ 4.00
Environmental, Drainage, Planning & Chancel repair
Search £ 320.00
Land Registry Search on your purchase £ 3.00
Land Registry fee on your purchase £ 135.00
Local search (Guildford Borough Council) £ 161.00
There is also likely to be Stamp Duty Land Tax for which we will prepare the return for you. Tax rates are available from www.gov.uk/stamp-duty-land-tax.
If the above was a leasehold purchase then our conveyancing fees would increase by £150 plus £30 VAT and there may be notice fees which are often about £100 payable on your behalf to the management company.
We welcome requests for conveyancing estimates and would endeavor to keep to the estimate provided at the outset. This is purely an indication and costs may depend on a range of factors such as the complexity of the title, the speed at which parties want to proceed, complications over the mortgage or unusual lender requirement.
